Last materially reviewed 2026-09-19

Quick answerNo marketplace commission does not mean a reservation has no cost.
Likely to work well when

✓ US hosts with one to five rental units

✓ Readers comparing booking systems and direct-booking routes

✓ Operators who can verify requirements before connecting live accounts

Important limitations

— Guaranteed occupancy or revenue forecasts

— Property investment or rental-law advice

— Enterprise hotel procurement

What to know

Follow the money on one booking

Write a fictional guest-facing total and list every party that might receive part of it. Separate the property’s own charges from the software subscription, direct-booking service charges and payment processing. Ask which amounts are percentage-based, which are fixed and what each percentage applies to. Do not enter a live card merely to discover information the vendor should be able to explain.

What to know

Do not combine unlike percentages

A fee paid by the guest and a fee deducted from the host do not have identical consequences. Hospitable documents alternative Direct fee arrangements; that is a reason to inspect the actual option, not a universal rate for every booking system. Keep the displayed guest total and the host receipt side by side. Include currency explicitly when comparing statements.

What to know

Ask about changes and refunds

A cancellation can change the economics of an otherwise simple reservation. Ask which charges are refundable, who initiates the refund and whether an additional service is involved. Obtain the current provider terms rather than treating a marketing phrase as the complete agreement. This publication does not determine your legal refund obligations or guarantee that a payment will be recoverable.

What to know

Make a useful comparison

Have each shortlisted vendor explain the same fictional reservation and cancellation. Keep unknown charges marked unknown. A direct channel can offer useful control, but acquiring visitors and supporting guests still require work. Compare the full operating arrangement with your existing channels instead of assuming that removing one fee automatically increases profit by the same amount.

What to know

A cost-and-fee worksheet

Use columns for payer, recipient, fee basis, timing and refund treatment. A fictional reservation is sufficient to ask the vendor for an explanation; no guest or payment needs to be created. If two charges share a percentage but apply to different amounts, keep them separate. Adding the headline percentages together would obscure rather than clarify the actual cost arrangement.

The evidence behind this buying guidance

This guide draws on Lodgify payment workflow description, Hospitable Direct service fees. Merchant-controlled records describe the provider’s own capabilities, terms or standards; they do not independently validate those claims. Other cited records provide additional context. A different publisher or a research, regulatory or certification label does not by itself establish independence, relevance or product validation.

Verify any current price, plan limit, label direction, compatibility rule, or commercial term that would materially change the decision. The dated source ledger shows the underlying records so this conclusion can be checked and updated.
